Selling in Stockton

What’s different about selling in Stockton

  • Rental inspections Every four years

City code says every residential rental unit, single-family homes included, must be inspected at least once every four years.

  • Smith Canal Flood map changed 2026

A FEMA map revision effective February 9, 2026 moved the Smith Canal area out of the high-risk zone.

  • Water Depends on the area

The city serves north and south Stockton; California Water Service serves central Stockton.

  • Probate Heard in Lodi

San Joaquin County probate moved to Lodi in February 2025.

Stockton inspects every rental, single-family houses included, at least once every four years. And since February 2026 the Smith Canal area is out of the high-risk flood zone, so check your current map.

Selling in Stockton

Stockton has 324,597 people (Census, 2025), and about 54% of homes are owner-occupied. The city’s own Housing Element names neighborhoods from South Stockton, Downtown and Midtown to Lincoln Village, Brookside, Morada, Eight Mile and Weston Ranch. Wherever your house is and whatever shape it’s in, we buy it as-is with our own cash.

Tired of the rental inspection cycle?

Stockton requires that “every residential rental unit shall be inspected not less than once every four years”, and that includes single-family houses. There’s a self-certification option, and fees are set by the city council. Detached single-family homes make up 44% of the city’s rental housing, so plenty of owners deal with this.

If you’re ready to stop being a landlord, we buy rentals with tenants in place or empty, as-is. You don’t need to prepare for the next inspection to sell to us.

The Smith Canal flood map change

A FEMA map revision that took effect February 9, 2026 credited the Smith Canal Gate and Dad’s Point Levee and moved the Smith Canal interior area, north of Smith Canal, east of the Delta and south of the Calaveras River, from the high-risk Zone A to the shaded Zone X. Rep. Josh Harder’s office says the change lifted the flood insurance requirement for nearly 9,000 Stockton households.

If you’re in that area, it’s worth checking your current FEMA zone before you sell. And if your house has taken water before, we buy as-is; our flood-damaged house guide covers the options.

Water, taxes and paperwork

Stockton’s water depends on where you are. The city’s Municipal Utilities Department serves more than 50,000 connections in north and south Stockton and also handles sewer and stormwater, while properties in central Stockton get water from California Water Service.

Deeds are recorded by the San Joaquin County Assessor-Recorder-County Clerk at 44 North San Joaquin Street, downtown. Probate is heard in Lodi, not Stockton, since February 2025. The county’s transfer tax is $1.10 per $1,000, and Stockton also has a city transfer tax. When you sell to us, we cover the standard closing costs.

Questions

Selling a house in Stockton: common questions

I rent out my Stockton house. Can I sell it with the tenant in place?

Yes. We buy rentals with tenants in place or empty, as-is.

Is my Stockton house still in a flood zone?

It depends on the address. The Smith Canal area moved out of the high-risk zone in February 2026, so check your current FEMA zone. We pay cash, so flood insurance doesn’t hold up a sale to us.

Where would probate be for a Stockton house?

In Lodi, at San Joaquin Superior Court’s Department L2, 315 West Elm Street, since February 2025.

How fast can you close?

In as little as two weeks with our own cash, or on the date you pick. Every signed offer is backed by our $5,000 Close Guarantee.
