Yolo County’s seat

Woodland became a city in 1871 and is the county seat of Yolo County, with what the city calls “an impressive stock of historic buildings” downtown. It has 62,513 people (Census, 2025), and about 59% of homes are owner-occupied.

Being the county seat is handy when you sell. Every Yolo County deed is recorded at the Clerk-Recorder’s office at 625 Court Street, and probate cases are heard at Yolo Superior Court at 1000 Main Street, both in town. The county’s transfer tax is $1.10 per $1,000 of the price, and when you sell to us we cover the standard closing costs.

Cache Creek and flood insurance

Cache Creek has overtopped its banks and levees more than 20 times since 1900, most recently in February 2019, and the city says the existing levees give “approximately a 10-year level of flood protection”. More than a quarter of Woodland is in a FEMA Special Flood Hazard Area. As of December 2023, 779 residential addresses were in the floodplain, where owners with a mortgage must carry flood insurance that the city quotes at $800 to $3,000 a year.

Spring Lake tax bills

Spring Lake, the city’s newer planned area, carries its own special taxes: the Spring Lake Community Facilities District (a Mello-Roos district formed in 2004 for roads, water, sewer and storm drains), the Spring Lake Landscaping and Lighting Assessment District for neighborhood parks, and the Sports Park Maintenance CFD. They stay with the house when it sells and the buyer takes them over.

Utilities

Woodland’s water is Sacramento River water from the Woodland-Davis Clean Water Agency plant, finished in 2016, which allocates Woodland 18 of its 30 million gallons a day. Garbage is collected by WM under a city contract, and electricity is supplied through Valley Clean Energy.
