Selling a house in El Dorado County

El Dorado County has 192,323 people (Census, 2025) across 1,805 square miles, from the western slope to the Lake Tahoe Basin. About 77% of homes are owner-occupied, and about one in four residents is 65 or older. Whether you’re downsizing, settling an estate or selling a house you inherited, we buy El Dorado County houses as-is with our own cash, and close in as little as two weeks or on the date you pick.

The county has only two cities, South Lake Tahoe and Placerville, the county seat. Everywhere else, including El Dorado Hills, Cameron Park, Shingle Springs and Pollock Pines, is unincorporated and governed by the county, which matters for the fire-safety rule below.

The fire-safety inspection before closing

Since August 16, 2024, El Dorado County has had its own defensible space rule for home sales in unincorporated areas. If a one- to four-unit home is in a High or Very High fire hazard severity zone, the seller must give the buyer a defensible space inspection report before escrow closes. If the home doesn’t pass, the seller makes the fixes and gets a reinspection, or the buyer agrees in writing to bring it into compliance within 180 days of closing. That’s shorter than the one year state law allows.

So the rule lets the buyer take on the fixes after closing. We buy as-is, so tell us about the inspection when we talk and we’ll work it into the closing date.

Behind on property taxes?

El Dorado County installments go delinquent after December 10 and April 10, with a 10% penalty. Taxes still unpaid on June 30 add 1.5% a month and a $15 redemption fee, and after five years in default the county has the power to sell the property. It runs those sales online through Bid4Assets, and the right to pay off the taxes ends at 5pm on the last business day before the sale.

If that clock is running, a cash sale can pay the taxes from the proceeds at closing. Our foreclosure guide walks through the options.

Deeds, probate and Tahoe rentals

Deeds are recorded by the El Dorado County Recorder-Clerk at 360 Fair Lane in Placerville, with a second office in South Lake Tahoe. Probate cases are handled by El Dorado Superior Court, which takes probate filings at its Placerville, Cameron Park and South Lake Tahoe branches. The county’s transfer tax is $1.10 per $1,000 of the price, and we cover the standard closing costs.

If you own a vacation rental in the unincorporated Tahoe Basin, note that county vacation home rental permits “do not transfer to new owners”. The basin has a cap of 900 permits, so a buyer has to apply again.
