What’s different about selling in Galt
- Vacant houses Monthly city fee
A house boarded up or vacant over 90 days owes a monthly monitoring fee, which can become a lien.
- Utilities City water and sewer
The City of Galt runs water, sewer and storm drain and bills garbage; SMUD supplies electricity.
- Homeowners About 3 in 4
77% of Galt homes are owner-occupied (Census, 2020–2024).
- Transfer tax $1.10 per $1,000
The county rate only. Galt has no city transfer tax.
Galt charges a monthly fee on houses left vacant more than 90 days, and it can become a lien. If you’re holding an empty or inherited house there, a quick sale ends that clock.
Highway 99’s southern stop in the county
Farmers settled along Dry Creek in 1850, and the Central Pacific Railroad laid out the town in 1869. It was named, at rancher John McFarland’s request, after his hometown of Galt in Canada. Galt became a city in 1946. It sits on Highway 99 between Elk Grove and Lodi, “26 miles south of the Sacramento metro area, 24 miles north of Stockton”, and has 26,964 people (Census, 2025).
About 77% of Galt homes are lived in by their owners, many of them for a long time. When one of those houses passes to the next generation, it often sits empty while the family decides what to do, and Galt has rules about that.
Galt’s rules for empty houses
Under Galt’s municipal code, a building may not stand vacant for more than 30 days unless it is being repaired, is actively offered for sale or rent, or is kept up to the building official’s satisfaction. Owners of a building that is boarded up, or vacant more than 90 days, owe a monthly vacant building monitoring fee, which can become a lien or special assessment on the property. Penalties run up to $1,000 per violation.
If you’re holding an empty or inherited house in Galt, a cash sale ends those fees. We buy as-is, including houses with years of belongings inside, and can close in as little as two weeks. Our inherited house guide explains when probate is needed.
Utilities and the tax bill
The City of Galt provides water, sewer and storm drain and bills refuse and recycling, and the city code makes unpaid utility bills a lien on the property. SMUD supplies electricity. Growth areas also pay the Galt Public Safety Services CFD 2005-1, a Mello-Roos tax for police and fire, alongside lighting and landscaping districts; your tax bill shows which apply.
Galt has no city transfer tax, so a sale pays only Sacramento County’s $1.10 per $1,000. Deeds are recorded by the Sacramento County Clerk/Recorder at 3636 American River Drive, and probate cases are heard at the Ridgeway courthouse on Power Inn Road.
