What’s different about selling in Rio Linda
- Rural by plan 1 and 2 acre lots
The county’s Rio Linda and Elverta Community Plan sets out to “retain the rural character” of the area.
- Water All from wells
The Rio Linda/Elverta Community Water District, formed in 1948, pumps groundwater from 13 wells.
- Septic Still in use
The community plan supports sewer for existing subdivisions that are still on private septic systems.
- Transfer tax $1.10 per $1,000
The county rate only. Rio Linda is unincorporated, so no city tax is added.
Rio Linda’s water comes from wells, and some subdivisions are still on septic. A buyer with a loan may want both inspected; we buy the house as it stands.
Room to spread out
Rio Linda isn’t a city. It’s an unincorporated community run by Sacramento County, with 15,944 people at the 2020 census, and about 73% of homes are lived in by their owners. The county’s Rio Linda and Elverta Community Plan, adopted in 1998, makes its first guiding principle to “retain the rural character of the communities”, with agricultural-residential lots of one and two acres. It even plans trail access to equestrian properties along the drainage corridors.
Bigger lots tend to come with older outbuildings, fencing, sheds and years of stored equipment. We buy Rio Linda houses as they stand, with whatever is on the lot, and you never pay for a repair or a cleanout. If you’re clearing out a family property, our guide to selling a house full of stuff may help.
Wells and septic
Rio Linda’s water comes from the ground. The Rio Linda/Elverta Community Water District, formed by public vote in 1948, covers about 17.8 square miles and serves 4,637 customers entirely from 13 wells. The district handed sewer service to the county in 1976, but not every house is on the sewer: the community plan supports extending sewer to existing subdivisions that are still on private septic systems, and requires new development to find and close old septic tanks and wells.
A buyer with a loan may want a septic or well inspection before closing. We buy houses on septic as they are, so you don’t need to pump, inspect or repair anything first.
Dry Creek and the flood history
The county’s 2024 report on areas that flood again and again names three in Rio Linda: along Dry Creek, along Robla Creek (also called Rio Linda Creek) and the Dry Creek backwater at U Street, where several houses were raised with FEMA grants. The county is seeking money to buy more Dry Creek floodway properties.
If your house has taken water before, our flood-damaged house guide explains your options. We buy as-is, including houses with past water damage.
Selling a Rio Linda rental
Every rental in unincorporated Sacramento County must be registered under the county’s Rental Housing Inspection Program, at $16 per unit a year on the county utility bill, and a house that is no longer rented needs an exemption form. If you’re done being a landlord, we buy rentals with tenants in place or empty.
Because Rio Linda is unincorporated, the sale pays only the county’s transfer tax of $1.10 per $1,000. The deed is recorded by the Sacramento County Clerk/Recorder at 3636 American River Drive, and probate cases are heard at the Ridgeway courthouse on Power Inn Road.
