What’s different about selling in Carmichael
- Lot sizes 1 or 2 homes per acre
The county’s 2006 Carmichael plan keeps semi-rural neighborhoods at their existing zoning.
- Water Depends on the address
Carmichael Water District serves about half the community; Sacramento Suburban Water District serves other parts.
- Rentals About half of homes
About 52% of homes are owner-occupied (Census, 2019–2023).
- Transfer tax $1.10 per $1,000
The county rate only. Carmichael is unincorporated, so no city tax is added.
Carmichael’s water depends on your street: Carmichael Water District serves about half the community and Sacramento Suburban serves other parts. Check your bill before you set up the move.
Ten-acre colony lots to today
By the Carmichael Chamber of Commerce’s account, Daniel W. Carmichael bought about 2,000 acres in 1909, bounded by Lincoln Avenue, San Juan Avenue, the American River and Fair Oaks Boulevard, and later about 1,000 more between Walnut Avenue and Arden Way. He sold it in 10-acre tracts for $1,500 each.
That past still shows. The county’s 2006 Carmichael Community Action Plan says projects in semi-rural neighborhoods “should be built using the existing zoning of 1 or 2 homes per acre”, covers heritage oak protection, and says no more gated communities should be allowed. The Carmichael Creek neighborhood preservation area protects its “unique semi-rural residential character”.
Older houses on deep lots
Carmichael had 79,793 people at the 2020 census and is unincorporated, run by Sacramento County. Deep lots and mature oaks often come with older houses, add-ons, sheds and trees that need a permit question answered before anyone touches them. We buy Carmichael houses as they stand, so you don’t need to fix, permit or clear anything first.
Selling a Carmichael rental
About half of Carmichael’s homes are rented. Every rental in unincorporated Sacramento County must be registered under the county’s Rental Housing Inspection Program, at $16 per unit a year on the county utility bill. If you’re finished with tenants, turnovers and repairs, we buy rentals with tenants in place or empty.
Water and paperwork
Carmichael Water District, which draws from the American River and treats it at its Bajamont plant, serves about 37,900 people, roughly half the community. Other parts are served by Sacramento Suburban Water District, so the provider depends on your address. Electricity comes from SMUD.
Because Carmichael is unincorporated, a sale pays only the county’s transfer tax of $1.10 per $1,000. Deeds are recorded by the Sacramento County Clerk/Recorder at 3636 American River Drive, and probate cases are heard at the Ridgeway courthouse on Power Inn Road.
