Selling in Arden-Arcade

What’s different about selling in Arden-Arcade

  • Not a city Unincorporated

A 2010 vote to make Arden-Arcade a city was defeated, and the City of Sacramento says it isn’t considering annexation.

  • Rentals Over half of homes

About 46% of homes are owner-occupied (Census, 2020–2024), so most are rented.

  • Rental registration $16 per unit a year

Every rental in unincorporated Sacramento County must be registered, with inspections or self-certification audits.

  • Transfer tax Check your address

$1.10 per $1,000 in the unincorporated area, but $3.85 in the parts inside Sacramento city limits.

Arden-Arcade isn’t a city, so most sales pay only the county transfer tax. But Campus Commons, Point West and part of Sierra Oaks are inside Sacramento city limits, so check your address.

A big community without a city hall

Arden-Arcade had 94,659 people at the 2020 census, more than most cities in the region, but it isn’t one. The City of Sacramento’s general plan calls it “one of the most intensely developed areas of unincorporated Sacramento County”, notes that a 2010 ballot measure to incorporate was defeated, and says the city is not considering annexing it. The county governs it, under the 1980 Arden Arcade Community Plan.

The land was once Rancho del Paso, bought at auction by Lloyd Tevis in 1862. The Arcade section grew around a railroad terminal near Marconi Avenue and Auburn Boulevard, and Arden Fair Mall opened in 1957.

Inside or outside city limits?

This is the detail that changes your closing statement. Most of Arden-Arcade is unincorporated, so a sale pays only the county’s transfer tax of $1.10 per $1,000. But part of the Arden Arcade plan area is inside the City of Sacramento, including Campus Commons, Point West, Arden Fair, Cal Expo, Ben Ali, Swanston Estates and part of Sierra Oaks. Those addresses also pay the city’s $2.75, for $3.85 per $1,000 in total.

We check which side of the line your house is on before we make an offer, and we cover the standard closing costs either way.

Selling an Arden-Arcade rental

Fewer than half of Arden-Arcade homes are lived in by their owners. If you own one of the rentals, the county’s Rental Housing Inspection Program applies: you register the property, pay $16 per unit a year on the county utility bill, and face inspections or self-certification audits. The county flags a house as a rental when the owner’s mailing address differs from the property and there’s no homeowner’s exemption.

If you’re ready to stop being a landlord, we buy rental houses with tenants in place or empty, as-is.

Arden Park and Arden Oaks

Two county neighborhood preservation areas cover parts of Arden-Arcade. The Arden Park area protects a single-family neighborhood of “winding streets with large lots”, with a 10,000 square foot minimum lot in mapped parts, and the Arden Oaks area keeps a “single family residential estate atmosphere”. Older, larger houses here often come with big lots and big projects. We buy them as they stand.
