A railroad town that kept its own utilities

Roseville grew up around the Central Pacific Railroad, which reached the spot then called “Junction” in 1864. The railroad moved its terminal here from Rocklin beginning in 1906, and Roseville became a city in April 1909, the same year its water system began. Today it has 167,302 people, and its historic core is still Old Town and the Vernon Street District.

Roseville also has its own power company. Roseville Electric has been the city’s community-owned electric utility since 1912, with about 64,000 residential accounts, and the city’s Environmental Utilities department runs water, sewer and garbage.

Downsizing, or settling a parent’s house

About 17% of Roseville residents are 65 or older. When it’s time to move closer to family or into care, or when a house passes to adult children, a quick, simple sale matters more than squeezing out a showing schedule.

We buy as-is: leave the furniture you don’t want, skip the cleaning, and pick a date that fits the move. If you need to stay a little longer after closing, we can usually arrange a rent-back. Our inherited house guide and trust guide cover the paperwork.

Mello-Roos in west Roseville

Much of Roseville’s newer housing was built with Mello-Roos districts. The West Roseville Specific Plan of 2004 alone covers 3,162 acres west of Fiddyment Road and 8,792 planned homes. The city lists districts including Fiddyment Ranch CFD 1 and 5, Baseline at Sierra Vista CFD 1, Creekview CFD 1, Amoruso Ranch CFD 1, Highland Reserve North CFD 1, Crocker Ranch, Diamond Creek, Longmeadow Parkside, North Central Roseville and HP Campus Oaks. The special tax is collected on the property tax bill, due December 10 and April 10.

Roseville by the numbers

Roseville has 167,302 people (Census, 2025), about 69% of homes are owner-occupied, and the median household income is $119,288.

Recording and probate stay close to home

Roseville is in Placer County, so deeds are recorded by the Placer County Clerk-Recorder at 3715 Atherton Road in Rocklin, and probate cases are heard in the court’s Civil Division at the Howard G. Gibson Courthouse right here in Roseville.

Questions

Selling a house in Roseville: common questions

Who do I call about the utilities when I sell a Roseville house?

Roseville Electric for power and the city’s Environmental Utilities for water, sewer and garbage. Both are city departments, not PG&E or SMUD.

My house is in a Mello-Roos district. Can I still sell for cash?

Yes. The special tax stays with the house, so it’s part of the sale. The figure we shake hands on is the figure you walk away with.

How fast can you close on a Roseville house?

In as little as two weeks with our own cash, or on a later date you pick. Every signed offer is backed by our $5,000 Close Guarantee.
